Lia Nielsen, WELLap/Faculty, LEEDga (interior designer/CM)
Scott Andrews (master carpenter)
Michael Buono, President of ESMG (zero waste manager)

Seminar Description:
Historic preservation, deep renovation, and sustainable design come together occasionally. In the 275 year old Richard Holcombe House farmstead you will see all of these qualities expressed vividly. Abandoned for 12 years prior, the Green Building Center team consisting of Jason Kliwinski, AIA, LEED Fellow, WELLap, BECxP (architect/CM), Lia Nielsen, WELLap/Faculty, LEEDga (interior designer/CM), Scott Andrews (master carpenter), and Michael Buono, President of ESMG (zero waste manager) undertook its renaissance, throughout COVID, to bring one of the oldest homes in the area back to life, reborn as an off-grid, solar-powered, beautifully renovated/restored farmstead renamed Gaia’s Way Farm. During the tour you will hear from all four professionals and view their contributions to revitalizing this local historic treasure. In addition to the home, the grounds are being revitalized as an organic boutique farmstead, currently offering local heritage sunflowers, with plans to expand to honey, eggs, mushrooms, mead and wildflowers in the future, as part of its overall permaculture plan. The home was designed to LEED and WELL standards, though some ‘historic’ elements, such as the single pane wood windows, could not be replaced for more efficient options, preventing certification. Learning Objectives:
1) Identify historic elements according to the Secretary of the Interior’s Standards for the Treatment of Historic Properties
2) Discuss sustainability features that can be cost effectively integrated into existing buildings
3) Review net zero energy, water and waste strategies, including renewable energy and off-grid solar design requirements
4) Define healthy and environmentally responsible qualities of building materials to use as a palate for any project

Background:

Mary Jane Augustine, Lia Nielsen and Jason Kliwinski took ownership of the historic Richard Holcombe Farmstead on October 17, 2018 after nearly a year of negotiations with the NJ Department of Environmental Protection, who bought it as part of a prior GreenAcres acquisition. Husband and wife, Jason and Lia, with Lia’s Mother, Mary Jane Augustine, bring the skills of a licensed architect (Jason), construction manager and materials specialist (Lia), and retired construction lawyer (Mary Jane) to bear on this complex historic renovation.

They undertook and completed the renovation, preservation and sustainable makeover of this 275-year-old farmstead along the picturesque D&R Canal Park just outside Lambertville, NJ. This story includes family, historic preservation, organic farming, sustainable design and construction, complex regulatory approvals, and finding their ‘forever’ home.
